Terms of Service

Arvocado (“Arvocado”, “we”, “us”) is a property discovery app for Australian buyers, renters and sellers, operated byAapo Pty. Ltd. (ABN 47 673 090 116) from Melbourne, Australia. Contact: hello@arvocado.au.

Arvocado surfaces listings, a personality-match quiz, saved-listing alerts, a map view, a mortgage calculator, an affordability planner, and a few other discovery tools.

Arvocado is a general information and discovery service. It is not:

• A real estate agent, agency, or representative. We do not sell, lease, or manage properties.
• Professional financial, legal, tax, planning, valuation, or investment advice.
• A substitute for engagement with a qualified real estate agent, solicitor, conveyancer, broker, building inspector, or valuer.
• A guarantee that any listing, photo, price, inspection time, or agent detail is current or accurate.

Decisions about specific properties, transactions, or mortgages must be made with your own professional advisers.

Listings come from licensed agents and from private sellers. Private sellers are responsible for the accuracy of their listing. We make reasonable effort to display them correctly, but we do not independently verify:

• Prices, price guides, or auction outcomes.
• Inspection times or whether they will run as scheduled.
• Property dimensions, bedroom counts, land size, or zoning.
• Photo accuracy or whether photos represent the current state of the property.
• Whether a property is still available, under offer, or already sold or leased.

Always verify with the agent or private seller and inspect in person before making an offer. Agents remain bound by the Estate Agents Act 1980 (Vic) and equivalent state real estate legislation for the accuracy of their listings and representations.

The mortgage calculator, stamp duty estimates, LMI estimates, and affordability planner on Arvocado are indicative only. They use generic assumptions (representative interest rates, state-level stamp duty tables, Arvocado’s own estimate of living costs, APRA serviceability buffers) and may not reflect your specific circumstances. Talk to a licensed mortgage broker, conveyancer, and solicitor before committing.

• You must be 18 or older to create an account.
• You’re responsible for keeping your email secure. You can sign in with a code we email you, or with a password. Supabase Auth stores passwords in hashed form. We never store or log them.
• One human, one account. Don’t create accounts for someone else.
• You can delete your account any time. Open Profile, then choose Delete my account. We queue the deletion and confirm by email. If you can’t use the app, email hello@arvocado.au.
• We may suspend or terminate accounts that break these terms, scrape content, spam the agent or private seller through the enquiry form, or create legal, security, or operational risk.

You agree not to:

• Use Arvocado to break any law, infringe a third-party right, or mislead anyone.
• Send enquiries that aren’t genuine property interest (spam, phishing, recruitment pitches, scraping for contact details).
• Scrape, mirror, or resell listings or derived data at scale.
• Interfere with the service, bypass rate limits, or access areas you haven’t been authorised to access.
• Upload content you don’t have rights to.
• Use automated tooling beyond what a normal browser does.

When you save a note on a listing, tag a listing, take the personality quiz, send an enquiry, or accept a compatibility pair invite, you keep ownership of what you wrote. You grant us the permission we need to store it and display it back to you (and, for enquiries and pair invites, to the intended recipient).

Agents retain ownership of their listing copy and photos. When an agent sends a listing to Arvocado, the agent grants us a non-exclusive licence to display that listing. Agents warrant to us that they hold the rights necessary to publish the listing and remain responsible for accuracy and compliance with applicable real estate regulation, including the Estate Agents Act 1980 (Vic) and equivalent state legislation (e.g. the Property and Stock Agents Act 2002 (NSW), Property Occupations Act 2014 (Qld)).

Browsing, Potential, Match and the tools are free. Room Pass and private listings are paid products, described below. Optional donations are processed by Stripe. Two donation modes:

• One-off: customer chooses amount, charged once.
• Monthly support: recurring subscription at a preset tier. You can pause or cancel any time from the Stripe customer portal we link from Help.

Donations are not tax-deductible (Aapo Pty. Ltd. is not a registered DGR). No refunds on voluntary donations unless required by law. Recurring subscriptions continue until you cancel; cancellation stops future charges but does not refund past charges.

Room Pass. Room Pass costs $130 inc. GST for 90 days. Buying, renting, and selling rooms for one property move. The first pass is $65 inc. GST, a launch offer that ends 31 December 2026. Room Pass renews at $130 inc. GST every 90 days until you cancel.

Cancelling Room Pass. Open your Room and choose Manage Room Pass. That opens Stripe billing, where you can cancel.

Room Pass refunds. Email hello@arvocado.au about a Room Pass refund. Your rights under the Australian Consumer Law apply.

Private listings. A listing is $99 inc. GST, paid once. One listing for a home you are selling, with photo upload and listing words written for you.

Listing duration. A listing stays live for 90 days and renews free once.

Listing refunds. If we hold your listing for review and you withdraw it before it goes live, we refund the $99 in full. No refund once the listing is live.

Your rights under the Australian Consumer Law are not affected.

Arvocado depends on the services below. The same list is in section 5 of our Privacy Policy. Your use of features that depend on these services is also subject to their terms.

• Supabase (Australia): Database, sign-in and file storage, hosted in AWS Sydney.
• Vercel (the United States): Hosting and serverless functions.
• Resend (the United States): Transactional email delivery.
• Stripe (the United States): Processes payments for Room Pass, listing fees and optional donations. We do not store card numbers.
• xAI (the United States): Receives photos, listing text and addresses to tag listing photos, read room photos and write draft listing copy.
• OpenAI (the United States): Receives photos, listing text and addresses to style listing photos, read room photos and draw concept images.
• MapTiler (Switzerland): Map tiles, map images and address search suggestions. It receives the map area you view and the address you type.
• OpenStreetMap services (Nominatim, Overpass and OSRM routing) (Germany, Switzerland and the United Kingdom): Address lookups, nearby amenities and travel times. They receive addresses and map positions.
• Victorian Government (VicPlan and Vicmap) (Australia): Planning zones, overlays and land parcels. They receive a map position or address.
• SiteLogic (Australia): Planning lookups and Field notes articles. It receives the address you look up. Aapo Pty. Ltd. runs SiteLogic and Arvocado.
• Meta (Instagram) (the United States): Only when an agent connects an Instagram account. It receives the listing video and caption the agent posts.
• TikTok (Singapore and the United States): Only when an agent connects a TikTok account. It receives the listing video and caption the agent posts.
• Upstash (region set when the store is created): Counts repeated requests so we can limit abuse. It receives hashed IP addresses, hashed email addresses and account ids.

We aim to keep Arvocado up and working, but we don’t guarantee uptime, availability, or feature continuity. Features may change or be removed. For material changes (account deletions, data migrations) affecting signed-in users, we’ll give reasonable notice by email.

To the maximum extent permitted by law, Arvocado is provided “as is” and without warranty of any kind. We do not warrant that the service will be uninterrupted, error-free, or that any listing, calculator output, or suburb insight is accurate, current, or fit for any particular purpose.

Nothing in these terms excludes any consumer guarantee under the Australian Consumer Law that cannot be excluded. Where a right cannot be excluded, our liability is limited (at our option) to re-supplying the service or refunding the price paid for the specific paid service affected.

Subject to the above, we are not liable for any indirect, consequential, or special loss. This includes loss of profits, loss of investment opportunity, loss arising from property purchase decisions, missed inspections, or reliance on calculator outputs, listing data, or suburb insights.

You can stop using Arvocado at any time. To delete your account, open Profile, then choose Delete my account, or email us, per Section 5. Enquiries you already sent stay with the agent or private seller. We may suspend or terminate access for material breach of these terms, or where continued access creates a legal, security, or operational risk.

These terms are governed by the laws of Victoria, Australia. Disputes are subject to the non-exclusive jurisdiction of the courts of Victoria.

We may update these terms from time to time. Material changes will be flagged on this page and, for signed-in users, notified by email. Continued use after an update constitutes acceptance of the revised terms.
